California: Logan Square's boulevards and Palmer Square

California is the elevated stop at California and Milwaukee, the southeast edge of the Logan Square boulevards. Walk north and you are on the wide green medians of Kedzie and Logan Boulevards, which together with the squares form a historic district on the National Register since 1985 and a Chicago Landmark since 2005.

What it is like

The Logan Square community area is defined by its boulevards, its greystones and its large bungalow-style homes, and it holds five neighborhoods: Logan Square proper, Bucktown, Palmer Square, Belmont Gardens and Kosciuszko Park. Its population was 71,192 in 2024. It was settled by Norwegian, Danish, Polish and Jewish immigrants in the 1800s and is now home to a large Latino community and a growing number of young professionals. Off the boulevards the streets are two-flats and three-flats with the occasional greystone mansion; on them, the houses are the biggest on the corridor.

What it costs

Zillow Home Value Index for July 2026, the typical value of a middle-tier home: Logan Square $564,017 (+9.5% in a year). That is one of the fastest-rising numbers on the line. The Humboldt Park neighborhood to the southwest, across the boulevard, is $433,348 (+9.6% in a year), which is the cheapest way to live within a walk of the square.

Getting around

Blue Line, 24 hours, with the 56 Milwaukee and 94 California buses at the station. The Logan Square stop is one station further, and the Kennedy is a few blocks east.

Parks and schools

Palmer Square Park, 7.69 acres at 2200 N. Kedzie, has a running path around its edge, a playground, an elm grove, and the Park District's first Level I arboretum accreditation, earned in September 2025; the Park District notes you can walk the boulevard system from here to Logan Square or to Humboldt Park. The 606 trail is the southern border of the community area. Residents are zoned to Chicago Public Schools; boundaries change block to block, so ask me about the specific address.
