Addison: Avondale and Irving Park

Addison is a station in the median of the Kennedy Expressway, shared by Avondale to the south and Irving Park to the north. From here north, every stop on the line sits in the expressway, so the honest thing to say about "near the train" is that it also means near the highway. Walk the block at six in the evening before you decide.

What it is like

The station sits next to the Villa District, a pocket of Prairie and Craftsman-style bungalows designed in part by the same firm, Hatzfeld and Knox, that built the Portage Park fieldhouse, near the historic St. Wenceslaus church. Irving Park's Kilbourn Park neighborhood, between Milwaukee and Belmont west of the Metra tracks, is a mixed residential and industrial area that feels more like Avondale. Independence Park, west of the Kennedy between Irving Park Road and Addison, is one of the community's oldest subdivisions.

Zillow Home Value Index for July 2026, the typical value of a middle-tier home: Avondale $523,436 (+8.5% in a year), Irving Park $477,764 (+10.5% in a year). The Irving Park number is the biggest one-year jump on the corridor.

Getting around

Blue Line, 24 hours a day; the 152 Addison bus at the station; the Kennedy on both sides of the platform. Irving Park's Metra station on the Union Pacific Northwest line is one stop further out at Irving Park Road.

Parks and schools

Independence Park shares its name with the neighborhood around it. Both Avondale and Irving Park are served by Chicago Public Schools, with neighborhood and citywide options; Disney II Magnet's Kedvale campus is in Old Irving Park.
